Because the property is Home Launch Certified, it gives the Buyer all necessary information up front, thus minimizing the unknown and maximizing their value and commitment.
What does Home Launch Certified (HLC) mean?
A property that has been prepared for sale, and has had thorough inspections, necessary repairs identified and Seller disclosures completed.
Why does it cost $2,000 to get certified?
The certification requires multiple inspections (from $85 to $600), city and hazard reports ($75 to $145), and possibly HOA document fees (from $250 to $1,200). Robertson and Foster cover the upfront cost of the certification, and are reimbursed upon closing of escrow, or cancellation of the listing.
How do you achieve the highest price?
The highest price is achieved through competition. There is always an estimate of fair market value based on comparable sales, but in order to realize that price, or higher, there hopefully are multiple buyers in order to maximize demand. Pricing the property well is a major component of this result.
What are the optimal days on market?
While each market is slightly different, depending on supply, demand and price, generally, we feel 18 days on market is sufficient to attract enough buyers to maximize demand. And, because of HLC, you can close in a matter of days…not weeks.
